- Ensure manual planned and reactive maintenance on all MEP assets and systems within the client’s facility.
- Monitor ongoing preventive maintenance, Corrective/Reactive maintenance work on facility mechanical, electrical, civil and other installed systems.
- Conduct building surveys and input into the development of the site Asset Maintenance Plans, Energy Management Plans and the Condition Survey.
- Perform facility inspections and report on condition affecting operations;
- Support the Maintenance activities of the department by providing specialist engineering knowledge and advice, associated with the full range of building services.
- Respond to emergencies.
- Plan, coordinate and supervise in house staff, consultants and specialist service contractors on the building services
- Monitor and supervise HVAC, MECH, CIVIL, PLUMBING, ELECTRICAL, ELV & BMS Maintenance contracts.
- Prepare and submit summary reports of conditions in buildings and recommend actions to be taken.
- Review and recommend material requests received from subcontractors and manage spare parts.
- Arrange quotations whenever required and submit proposals, completion reports etc. to the client on timely manner.
- Comply with all safety procedures and requirements.
- Support any afterhours building needs and activities as required.
- Once the subcontractors tasks are completed will audit all services to ensure that workmanship is of the highest standards.
- Input into the development of the maintenance procedures and protocols including method statements, permits to work and appropriate supporting risk assessments.
- Maintain good and harmonious relationships with the client, tenants and visitors and respond to any complaints promptly. Any issues to be reported to the helpdesk.
- Prepare and provide management reports, monthly reports in a timely manner.
